General Notes:
The data are simple averages. No weighting or adjustment is applied to
reflect any seasonal or other factors.
Volume of sales for the current period can now be accurately compared with the
equivalent period in the previous year as the figures for both average prices and volumes for
the earlier period are reproduced from the report issued at that time i.e.
over an identical data collection period.
Where the number of sales is fewer than 3, no average price is shown.
Where the volumes shown are small the average price may
not be representative.
The following are excluded from our figures
- All commercial transactions
- Before Jan 2000 - All sales below £10,000 and over £1million .

data for Jan 2000 onwards includes details of these sales).
- Transfer, conveyances, assignments or leases at a premium with nominal rent which are:
- ‘Right to buy’ sales at a discount
- subject to a lease
- subject to an existing mortgage
- to effect the sale of a share in a property
- by way of a gift
- by way of exchange
- under a Compulsory Purchase order
- under a court order
- to Trustees
- Vesting Deeds
- Transmissions or Assents
- of more than one property
- Leases for 21 years or less
Note A: Enquires at Regional level
The Land Registry is now able to offer an online report service whereby Property
Price Reports showing aggregated data can now be obtained for any:
- Region in England and Wales;
- County / London borough in England and Wales;
Several new Unitary Authorities have been created since April 1, 1996 and it is
important to bear in mind the creation of these new Authorities when considering
price movements in those counties affected by these boundary changes - direct
comparisons may not be meaningful. For more information on these changes please
contact our Data Sales team.
Note B: Enquiries at Postcode level
- Postcode Area: e.g. GL (there are 104 in England and Wales).
- Postcode District e.g. GL1 (approximately 2,500 in England and Wales).
- Postcode Sector e.g. GL1 2 (contain around 3000 addresses in each).
Not all properties are registered with their postcode (approximately 20% without). Average prices and volumes should therefore be regarded as sample information only.
- Information relates to single unit residential properties sold for their current market value and registered at the Land Registry. There is no information about unregistered property or commercial or agricultural property.
- Properties are counted in the period during which the transfer date occurred i.e. if a transfer is dated January but registered in May the property is counted in the period January-March. Our records are updated at the end of each month.
- 1995 - 2003 figures have been extracted to a history database and are fixed for all time i.e. they will never be updated.
- 2004 figures will be updated on a monthly basis throughout 2005
- 2005 figures will be updated on a monthly basis throughout 2005 and 2006
Please note that online data is available for the period Oct-Dec 1998 to Oct - Dec 2006, requests
for historical or comparative data should be directed to our Data Sales Team.
