Price paid dataset (address level)

This service licenses the use of the following data: the full address of the property (PAON, SAON, street, postcode, locality (if available), town, district, county), price paid for the property, the date of transfer, the property type (Detached, Semi, Terraced, Flat/Mais), whether the property is new build or not, whether the property is freehold or leasehold. This information is available for all residential property sales in England & Wales and lodged with Land Registry for registration.  The data is available from 1 January 1995 and is updated on a monthly basis.  Currently this dataset contains in excess of 15 million house transfers and is updated monthly. The database is updated each month with thousands of new sales.

We have a contract which covers the reuse of these data for instance it specifically excludes the use of the data for direct marketing. The contract also covers copyright and Intellectual Property rights. We have taken care to ensure that we retain the copyright in these data even though we grant the reuse of the. All customers must sign this contract before we issue any data. They must also pay for the reuse of these data in advance of receiving them. This is in line with how we collect statutory fees and also avoids bad debts. To apply for a contract please email Commercial Services. You should receive your contract within 20 working days of our receiving your email.

The charging policy we have adopted follows Treasury guidelines. Our charges cover the costs of development, maintenance and ongoing supply plus the recommended return on investment. Basically we license the data for an annual subscription plus a charge for each address bought:

• annual subscription is  £3,000 plus vat  
• £0.0075 plus vat per address update supplied, for each product that incorporates the data (with a minimum payment of  £50)
• postage and packing is extra (£4.00)

We supply the data either on disc, or by file transfer protocol (ftp) which allows the customer to sign into our website and access the data they have paid to reuse.

For customers who want to make ad hoc purchases we charge for the data they want to reuse on the basis of £0.01 per address they take - this price has been calculated so that if they take the whole dataset on a monthly basis they will pay the same price as a subscribing customer.
