    Quick reference guide

    This page contains a quick reference guide to each prescribed clause. To find out more about completing each clause select the relevant clause number in the left-hand column of the table below.

    If you need to find out when the clauses must be used, go to the chapter 'Using the clauses' .

    Brief description of contents of the clause

    LR1

    The date of the lease

    Use the full date format: eg. 9 January 2005.

    LR2

    Title number(s)

    Insert the title number(s) of the landlord's title(s) (if any) in LR2.1. Enter in clause LR2.2 any other titles against which register entries are required. (See clauses LR9, 10, 11 and 13.)

    LR3

    Parties to the lease

    Complete the full name and address of the landlord, tenant and any other party to the lease, such as a management company. Include the company registration number where appropriate.

    LR4

    Property

    Either insert a description of the land being leased, or refer to the appropriate section of the lease that contains the relevant details. Make sure that the description contains details of any floor levels, plans in the lease or physical exclusions, including mines and minerals. If you do enter the full description in this clause and that description conflicts with other information in the body of the lease, Land Registry will complete registration of the lease based solely on the contents of this clause.

    LR5

    Prescribed statements

    If the lease needs to include a statutory statement (eg. disposition to a charity) include the statement or refer to the relevant clause in the body of the lease. Where the lease is made under the provisions of one of the Acts mentioned, select the relevant Act.

    LR6

    Term of the lease

    Complete one of the three options.

    LR7

    Premium

    Enter details of the full amount of any premium paid, including VAT, where applicable (eg. £117,500 inclusive of VAT).

    LR8

    Prohibitions or restrictions on disposing of the lease

    Select one of the two options available - ie. either the lease does or does not contain provisions limiting a disposition.
    If you do not complete this clause correctly, Land Registry may not make any entry on the register of the prohibition.

    LR9

    Rights of acquisition etc

    Use this clause to enter details of any contractual rights to renew the lease, rights to acquire the reversion of the property, rights to acquire an interest in other land, a covenant to surrender or a right for the landlord to acquire the lease. Add to clause LR2.2, any title numbers affected other than the landlord's title mentioned in clause LR2.1.

    LR10

    Restrictive covenants given by a landlord in respect of land other than the property

    Either set out the relevant covenants or refer to the appropriate clause in the lease. Make sure that the title number affected is added to clause LR2.2 unless it is the landlord's title referred to in clause LR2.1.

    LR11

    Easements

    Refer to the relevant paragraph in the lease that contains details of the easements. Make sure that the title number of any affected land is added to clause LR2.2 where it differs from that referred to in clause LR2.1. Failure to enter details of the easements in this clause means that the registration requirements of s.27 LRA 2002 may not be met.

    LR12

    Estate rentcharge burdening the property

    The term 'Estate rentcharge' here means a rentcharge as defined in s.1(2)(b) of the Law of Property Act 1925. It does not mean the annual rent payable for leasing the property. Refer to the appropriate clause in the lease.

    LR13

    Application for a standard form of restriction.

    Use this panel to apply for standard restrictions instead of using a form RX1. Set out each restriction in full. Enter any affected title number(s) in clause LR2.2 (other than the landlord's title(s) mentioned in clause LR2.1). A form RX1 must still be used for non-standard restrictions.

    LR14

    Declaration of trust where there is more than one person comprising the tenant

    Omit whichever statement does not apply. If there is only one tenant, omit or delete all of the alternative statements.

    If you need to apply for a restriction protecting another trust, ie. where a sole proprietor is a bare trustee, use clause LR13.
