Format of the clauses The text of the clauses is in a prescribed form and should not be altered. The clauses can be downloaded from Land Registry's website in either table or text format.
Setting out the clauses in a table format is the preferred option, but not a requirement. You are only obliged to include the text of the clauses. Where a table is not used the side headings should be placed underneath the main clause headings.
Font and point size The Rules do not set any requirements regarding font, ruling and point size for the clauses. However, the use of black text and a font size of at least 10 point helps to make the text legible to most readers.
Omitting a prescribed clause The Rules allow for clause LR13 (application for a standard restriction) to be omitted where no standard restriction is required. Clause LR14 (declaration of trust) can also be omitted where the tenant is only one person. However, in both cases it will avoid confusion if the clauses are retained and the word 'none' inserted. All other clauses must be included.
If you delete clause LR13, do not renumber clause LR14. If one of the other clauses is not applicable to your lease you can insert the word 'none'. Adding 'none' to a clause will show that a conscious decision has been made that the lease does not contain any registrable interest relevant to that clause.
Omitting information in a clause You can omit all words in italicised text (eg. the words 'Title number(s) out of which this lease is granted...' in clause LR2.1) and any inapplicable wording where a clause provides more than one alternative, ie. clause LR8.
