Example 1: rights granted for the benefit of the property leased

LR11: Easements

LR11.1 Easements granted by this lease for the benefit of the property

See page 21, paragraph 10.4 of this lease



For the purposes of this example, the rights in paragraph 10.4 of the lease referred to in the clause are validly granted and can be guaranteed in the register of title.

Action by Land Registry:

1. If the lease only grants easements and does not reserve, the following entry will be made in the Property Register of the leasehold title:

(Date) The title includes any legal easements referred to in clause LR11.1 of the registered lease.

2. If the lease also reserves easements in clause LR11.2 the following entry will be made instead:

(Date) The title includes any legal easements referred to in clause LR11.1 of the registered lease but is subject to any rights that are granted or reserved by the lease and affect the registered land.
