    Prescribed clauses leases

Welcome to the Land Registry's e-learning module on prescribed clauses leases.

The module is aimed at conveyancers and other legal advisors. It is designed to help you complete leases that use prescribed clauses, and supports Land Registry Practice Guide 64.

This is a revised version of the module, updated to reflect the fact that from 19 June 2006 use of the clauses is compulsory for the majority of registrable leases granted on or after that date out of registered land.

The module is split into a number of chapters which are summarised below.

    • Statutory requirements: explains the legislation behind the introduction of prescribed clauses.
    • General requirements: lists the basic rules that apply when using the clauses.
    • Using the clauses: a guide to when the clauses must be used and when to lodge a separate application in form AP1, AN1 or UN1 to note certain interests contained in the lease.
    • Quick reference guide: an overview of what each clause relates to and should contain.
    • Register changes: explains a number of changes to the format of the register of title.
    • Exceptions: lists the small number of leases not affected by the prescribed clauses provisions.
    • First registrations: explains how the clauses can be used in a lease out of unregistered land.
    • Completing the clauses: shows in detail how to complete each prescribed clause.
    • Standard restrictions: shows the wording of all standard restrictions.
    • Summary: a summary of the main points covered in the module.

You can navigate through each section one page at a time by clicking on the "next" or "previous" buttons at the top, right hand side of this page.  Alternatively you can go straight to the section or sub-section you are interested in by clicking on the "contents" button.
