The need to lodge a plan with a SIM application is the same as for any other SIM application.
Common Parts:
On a SIM application against the land forming the common parts, Land Registry will reveal the following information:
- the title number of the common parts;
- the title numbers of all the units within the commonhold development
- the title number(s) of any other titles falling within the boundaries of the commonhold, e.g. leasehold and profits
- any
other freehold or leasehold title not part of the commonhold
development but included within its geographical boundaries, for
example underground railways or mine workings.
NB 1: The reason that the result includes the title numbers for the units is because these are an integral part of the commonhold.
NB 2: Where
the number of titles revealed on the SIM exceeds 10, extra fees are
charged (i.e. for each title revealed over and above the first ten
titles). However, the result can be limited, and the extra fee avoided, if the application makes a specific request for the unit titles to be excluded from the result.
Unit Titles:
On a SIM application against land that is a unit within a commonhold development, Land Registry will reveal:
- the title number of that unit; and
- the title number of the common parts land
- the title number(s) of any other title falling within the boundaries of the unit, e.g. leasehold and profits
