ENDs and EDs

Electronic Notification of Discharge (END) has become the routine way of lenders notifying Land Registry of the discharge of a charge by email. This means the conveyancer no longer has to wait for a paper discharge from the lender. However, they still have to formally apply to us for removal of the charge. ENDs brought some benefits, but some problems too. As a result, ENDs are not now available to new customers and eventually will be withdrawn.

Electronic Discharges (EDs) is a machine-to-machine service that enables very high volume lenders to remove legal charges from the land register. Following redemption of a legal charge affecting registered land, a lender’s computer updates the Land Register automatically. Once validated electronically, the charge and any associated entries are cancelled. Many large lenders are now using this service, which was introduced in 2003.
